Direct booking

Is booking without a platform really worth it?

Yes, and by no small margin: the booking fee platforms charge the guest is around 14% of the total. If you write to us that line disappears, the rate stays the same and the cancellation terms are more generous.

About us

A person on the phone, not a form

We are a small business based in Turin, the city where most of our homes are concentrated and which we know and live every day in depth. We also manage properties from the coast to the mountains, bringing the same careful approach everywhere.

We believe hospitality comes from genuinely knowing the places, the districts and the people who live in them.

The place was well kept, welcoming and spotless, with great attention to detail. But what made the stay special was the host: Alessandro is extremely helpful, kind and always attentive to our needs. We will be back without a doubt!»

Where to stay

Which area of Turin is best to stay in?

Turin is compact and walkable: the difference between one district and another is not distance, it is the noise in the evening and what you find open downstairs. Here is how we explain it to guests who write before booking.

Old town and Quadrilatero

Ideal if it's your first time in Turin

Piazza Castello, Via Garibaldi, the museums and the historic cafés are all within a ten-minute walk. This is the area with the liveliest evenings around the Quadrilatero Romano: very convenient, though at weekends you do hear the outdoor tables. Light sleepers prefer a room facing the inner courtyard.

Porta Nuova and Via Mazzini

Ideal if you arrive by train or stay a few nights

Step off the train and you are home in five minutes, with no taxi and no metro changes. The airport bus also leaves from here. It is a comfortable, quiet district in the evening, a short walk from Parco del Valentino and the Po riverside.

Porta Susa

Ideal if you also travel outside the city

The high-speed rail station and the metro in the same place: Milan in an hour, the centre a quarter of an hour on foot. Around it lies a Turin of offices and arcades, very quiet at weekends, with the skyscrapers and the National Museum of the Risorgimento close by.

Piazza Bernini and Cit Turin

Ideal for families and longer stays

Turin's Art Nouveau district, with a metro that reaches the centre in a few stops. Here you live like a local: a neighbourhood market, a bakery downstairs, local prices rather than old-town ones. For the same money, the apartments are bigger.

San Salvario and Vanchiglia

Ideal if you're after aperitivo and nightlife

These are the two districts where locals actually go out: San Salvario behind Porta Nuova, Vanchiglia beyond the Mole. Great for eating and drinking, less so for an early night. We have no homes there, and if you write to us we will tell you honestly when they are still worth choosing.

Can't decide? Send us your dates and how many you are: we will tell you which home makes sense, even if the answer is «none of ours, that weekend». Ask for advice on WhatsApp

A rough estimate in 10 seconds — then we talk in person.

Frequently asked questions

Can I book direct, without going through Airbnb?
Yes. Write to us on WhatsApp or by email and we apply the same rate with no platform fees, with written confirmation and a traceable deposit.
What are the check-in and check-out times?
Check-in from 15:00, check-out by 10:30. For awkward flight or train times we almost always find a solution: just ask in advance.
Are the homes suitable for families with children?
Three of the six homes have space and equipment designed for families. A cot and a high chair are available on request, at no extra cost.
Is there parking?
No home has a private parking space, but for each one we tell you the nearest partner car park and the daily cost, before you book.
How does cancellation work?
Free cancellation up to 5 days before arrival on direct bookings. On the platforms, the policy shown in the listing applies.
How much does an apartment in Turin cost per night?
You will find each home's lowest rate on its card above. Prices rise at weekends, on public holidays and during the weeks of the Salone del Libro, Artissima and Terra Madre. Compared with a hotel, an apartment already pays off for two people, because the rate is per home and not per room — and with a kitchen you save on breakfasts too.
Do the apartments have self check-in?
Yes, all of them. You receive the instructions the day before arrival and can let yourself in at any hour. If you would rather be met by someone, in-person check-in is free: just tell us when you book.
How does the tourist tax work in Turin?
It is paid on site, it is never included in the rate and the city council collects it, not us. The amount is per person per night, applies only to the first days of the stay and has exemptions for minors: we give you the exact figure in your booking confirmation.
Can I check in late or leave my luggage?
Check-in is possible at any hour thanks to self-access. For luggage before arrival or after departure we work it out case by case: if the apartment is free, storage is complimentary; otherwise we point you to the nearest partner drop-off.

For property owners

How much does the management service cost owners?
A percentage of the revenue, with no fixed or set-up costs. The exact percentage depends on the level of service and we confirm it in writing after the visit, together with the earnings estimate.
What does a short let in Turin earn?
It depends mostly on the area, the size and the occupancy you reach: the calculator above gives you a ballpark figure in ten seconds. The number that really matters is not the nightly rate but how many nights you manage to fill in the slow months — and that is where professional management makes the difference over doing it yourself.
Do I need a CIN code to let my home as a short let?
Yes. Since 2025 every accommodation business and short let in Italy must have the CIN, the National Identification Code, displayed in listings and outside the property. We handle the application and the rest of the paperwork — SCIA where required, Alloggiati Web for the police, ISTAT data, flat-rate tax.
Do I have to sign an exclusive or a fixed term?
No. We work without exclusivity signed blind and without exit penalties: if you are not satisfied you can stop, honouring the bookings already confirmed to guests. That is why the visit is free — we want the decision to be reversible.
Do you manage properties outside Turin?
Most of our homes are in Turin, where we live and where we can be on site within half an hour. We also manage a few properties by the sea and in the mountains, but only where we can guarantee the same standard: if the logistics do not hold up, we say so before signing.
